Broadwalk House, Hyde Park Gate: 2 Bedroom Apartment

Background:

AND Projects have looked after the family for many years - including their main London residence in The Boltons.

Challenge:

The client had owned the property for many years and wanted to strip it back to it’s shell and completely remodel the whole apartment.

The majority of meetings were conducted via Skype and follow up emails.

The client was obviously very particular and had exacting standards so everything was calculated to the final millimetre.

To liaise with international suppliers and the clients representatives.

Solution:

• All carpets and rugs were hand woven; sanitary ware came from Italy; sanitary fittings, taps and shower heads were gold plated and sourced in Spain.

• A new Lutron system was installed to control all of the electrics and a Megaflo system took care of their heating and water requirements.

• A new Daikin Air-Con system was installed and secreted behind various wall panels.

• Fine Art plaster ceiling mouldings were installed and the client was over the moon with the round concave ceiling feature over her round bed.

• Decorations and finishing touches were completed to the clients satisfaction.

Clifton Gardens, Little Venice: 2 Bedroom Apartment

CLIENT:

Property Developer.

Background:

AND Projects LLP have looked after the client’s properties for over 20 years.

Challenge:

The client had recently purchased this property which was on the 1st floor of a very large building.

The requirement was to strip everything back and start afresh.

Solution:

• Everything on the apartment was stripped back to its shell; a new megaflo heating/ plumbing system and Lutron electrics were installed throughout.

• In view of the open plan layout, we had to install a mist system to comply with building control and fire safety requirements.

• An automatic opening vent was also installed - again to comply with fire safety requirements.

• Additional Crittall window partitions are to be installed within the next month.

• The client has moved in and enjoys the large open plan sitting room which allows her to appreciate her art collection.
